Purpose

Living in a ground floor garden flat in central Oxford, our clients wanted to make the most of the space available, and were looking to create a self-contained annexe that could act as guest accommodation. When the flat above theirs came on the market they had considered buying it, but the price was out of their budget, so they instead turned to their spacious garden, with the aim of building a modular family annexe there. With many family members living abroad, visits tend to be longer-term, so comfortable and roomy accommodation with a king-size sofa bed, table, chairs and bathroom were all on their list. With space at a premium, they also wanted to use the garden room for storage.

Because the upstairs flat is owned by someone else, the family required planning permission to build a garden annexe, so they were looking for a company with experience in this area, who could offer advice on the technicalities of planning regulations.

 

Features

Green Studios created a stunning modular garden living room with attractive outside cladding, which immediately fitted in with its environment and became an integral part of the garden. The new modular family annexe features large sliding doors that open onto decking and a sunken herb garden.

Inside there is a large double bedroom with an en-suite bathroom and shower, and a separate eating area. Inspired by a previous Green Studios project, the family also asked us to install a hidden shed for bikes and garden equipment.

When visitors are staying, they enjoy the comfort of the annexe which, despite being close to a main road, is sound-proofed by excellent insulation. When the garden room isn’t occupied by guests, the family use the large space for entertaining.

The project was quick to get off the ground, with the modular family annexe built within a couple of weeks and some minor issues with water pressure speedily resolved. Green Studios advised that the building could legally be up to 3 metres high. All the wall panels are as standard, 3 metres high resulting in a beautiful and spacious annexe with high ceilings. The client is delighted with their new garden accommodation, which has added value to their property and provided an extra dimension to their well-loved family home.
